While this five-bedroom house roughly 60 kilometers north of Toronto was primed and staged for guests, agent Andrew Ipekian spread the word that it was coming to market. Once doors were opened to potential buyers, about 40 explored the two-storey house set on a 10-acre site, complete with a two-storey stable and fully lit tennis court.
“It was marketed to people who wanted not just to buy a house or buy land, but have things to do,” Mr. Ipekian said.
“Some people looked at it as a second home as well, almost like a cottage, because it’s only a 45-minute drive from the city.”
Though the sellers asked for $2.648-million, they accepted a $2.5-million offer after about two weeks.
“There were several homes [listed in the area]including one across the street that’s been for sale for almost a year,” Mr. Ipekian said.
“If the price isn’t compelling, the home is not selling. So you want to make sure you’re pricing correctly because you have a really good shot of selling within the first couple weeks because it’s fresh and there are a lot of eyes on it.”
What they got
This two-storey house is loaded with modern luxuries, such as a remodeled kitchen, laundry facilities upstairs and an attached double garage.
The main floor has two entertaining areas, including one with a fireplace. A third one is downstairs, along with one of the home’s three bathrooms.
The dining room exits out to a deck, hot tub and in-ground pool. Further out is a pond and a cabana with a wet bar.
The agent’s take
“Some [competing] properties were two or three acres. There are a few on 10 acres, and some even larger at 50-acres around the area,” Mr. Ipekian said.
“The house is standard with some updates, which is nice, and it was well positioned on a hill, so it has nice views.”
